Property Maintenance & Repairs

Reliable Coordination. Transparent Costs. Proven Best Practices.

At Sure Guard Property Services, we take the stress out of property maintenance by professionally coordinating repairs on behalf of our owners—whether it’s an after-hours emergency or a routine maintenance request from a tenant.

While we do not maintain an in-house maintenance staff, our approach is intentional and designed to keep overall property management costs lower, improve response quality, and protect your asset long-term.

Emergency Repairs vs. Routine Repairs

Emergency Repairs vs. Routine Repairs

Understanding urgency helps us protect both tenants and your investment.

Emergency Repairs

Emergency repairs involve conditions that pose immediate risk to life, safety, or property, or that could cause significant damage if not addressed quickly.

Examples include:

    •    Active water leaks or burst pipes

    •    No heat during cold weather or no air conditioning during extreme heat

    •    Electrical hazards or power outages affecting habitability

    •    Gas leaks

    •    Sewage backups

    •    Fire-related damage

    •    Flooding

Emergency requests are prioritized and handled after hours, weekends, and holidays when necessary.

Routine / Non-Emergency Repairs

These are issues that do not pose immediate risk and can be scheduled during normal business hours.

Examples include:

    •    Dripping faucets

    •    Appliance repairs (non-essential appliances)

    •    Cosmetic issues

    •    Slow drains

    •    Cabinet, door, or hardware adjustments

Routine repairs are handled efficiently without the added cost of emergency dispatch.

Receive and triage maintenance requests from tenants and owners

Determine urgency and proper response level

Why We Don’t Use In-House Maintenance

Many management companies advertise in-house maintenance as a benefit—but in practice, it often leads to higher hidden costs, limited expertise, and slower resolution for specialized repairs.

By working with vetted third-party professionals: Repairs are completed by specialists, not generalists Vendors are properly licensed and insured for the specific task Costs remain competitive and transparent Owners avoid paying for salaried staff overhead, downtime, or markups built into flat fees

This approach is widely considered best practice in the property management industry, especially for owners focused on long-term value and cost control.
