Home – Credit Risk Mitigation Fee
At Sure Guard Property Services, our goal is to place qualified tenants while protecting our owners from unnecessary financial risk. The Credit Risk Mitigation Program allows us to responsibly approve applicants who may not meet traditional credit standards—without compromising the financial stability of the property.
This program balances opportunity for applicants with measured protection for owners through a structured, transparent monthly mitigation fee.
Applicants are evaluated using standard rental screening criteria, including credit history. While some applicants may still be denied due to severe or unresolved credit issues, others may qualify with an added monthly credit risk mitigation feebased on their FICO score. Applicants with strong credit do not pay any mitigation fee.
The Credit Risk Mitigation Program is an industry-recognized best practice that:
When there are multiple applicants on a lease This ensures a fair, consistent, and objective assessment of overall household risk.
Important Note: Delinquent accounts, prior evictions, unpaid landlord debt, or significant negative credit events may still result in application denial regardless of score.
Sure Guard believes in rewarding responsible tenancy. If the tenant makes all rental payments on time for the entire lease term, the credit risk mitigation fee will be removed upon lease renewad If late or missed payments occur, the fee may remain a condition of renewal This structure encourages consistent payment behavior while giving tenants a clear path to eliminating the fee.
Sure Guard Property Services uses real-world rental performance data—not assumptions—to structure this program. The result is a fair, transparent system that benefits both owners and tenants while maintaining the integrity of the leasing process.
Smarter approvals. Reduced risk. Stronger outcomes.
Our approach combines operational discipline, service-driven standards, and cost-conscious oversight to protect your investment and simplify ownership.
